A search spanning three London submarkets

Record, a London Stock Exchange-listed specialist currency and asset manager, needed a new London headquarters to support the business into its next chapter. Elizabeth Line access was paramount, and with location options genuinely spanning the City, Midtown and the West End, the brief demanded a building that could deliver on connectivity, credentials and culture all at once.

The Challenge

The scale of the search area was itself the first challenge: a brief spanning the City, Midtown and the West End meant assessing an unusually wide and inconsistent range of buildings against a single, non-negotiable standard. Layered on top was a requirement for class-leading energy performance and sustainability credentials, which helped apply a more specific focus to the otherwise very broad search.

Our Approach

We ran the City, Midtown and West End as parallel searches rather than sequential ones, screening every building against two hard filters: proximity to the Elizabeth Line and verifiable sustainability performance. This gave us a genuine like-for-like comparison across three very different submarkets, rather than three separate processes running at different speeds. As the shortlist narrowed, Paddington emerged as the location best placed to satisfy both filters without compromise.

The Solution

3 Sheldon Square, at the heart of the Paddington Central campus, stood out as the answer. Recently refurbished, the building offers new terraces, an expanded reception that doubles as informal workspace, and a sustainability programme built around renewable energy sourcing – meeting the energy performance requirement outright. Its position on the Paddington Central campus put the Elizabeth Line a short walk away, while the campus’s wider mix of amenities and canal-side setting gave Record a stronger address than a single-submarket search would have delivered.

The Outcome

We secured 12,500 sq. ft at 3 Sheldon Square – a single floor in a best-in-class address that satisfied both the Elizabeth Line requirement and the sustainability brief, from a search that had originally spanned three separate London submarkets.
