How much does tenant representation cost?

For a leased office acquisition – 10% of the annual rent. For a serviced or managed acquisition – it's a free service for you as the provider will always cover the broker fee.

Leased relocations are complex and require specialist knowledge, market expertise, and hands-on support over several months.

In most cases, the savings we negotiate outweigh our fee, so you benefit from both expert guidance and an overall financial saving.

Do I need a tenant advisor to find office space in London?

A relocation project can be done alone but be aware what you'll be passing up, likely impacting the overall success.

Briefly, an agent will be able to:

  • gather all potential properties much faster without you having to enquire directly, share your details everywhere, or field the ongoing calls that follow
  • one point of contact for the whole project
  • get insight into the off-market opportunities
  • have all property tours organised and accompanied by an agent, so the right questions get asked at every viewing
  • ensure the financial and legal terms negotiated achieve maximum savings and protection
  • provide you with a trusted networks for required professionals
  • full project overview and holistic management of all other project professionals

What does a tenant-only commercial property advisor actually do?

A tenant-only advisor searches the entire market on your behalf, collating only those options that are most relevant to what you want to achieve.  Attending the viewings with you, we will bring experienced guidance when visiting options.

Our specialised advice is entirely focused on the specific needs of the tenant, ensuring the contractual negotiations maximise the benefits and minimise the liabilities of a commercial property lease.

Crucially, we never represent the landlord, so you can have confidence that your advisor is acting with your interests at the forefront.

How long does it take to find and move into a new office?

There are many variables influencing this; the size of your company, the type of space you require (serviced or leased), whether you wish to undertake your own bespoke fit-out, and the demand/supply nuances of the market climate.

For approximate guidance, a relocation focused on serviced office options can take 1 to 3 months; the spaces are all ready to go – plug and play, and the turnaround of contracts can be quick. Conversely, a relocation focused on leased office options will be 6 months to 2 years dependent on size of space and whether a fit-out is being completed.

Our advice would be to start initial discussions with agents sufficiently in advance of your required move.

Which locations does Spacepoint cover?

Can you help with lease renewals, not just new searches?

Yes, lease renewals are one of our most common briefs, as well as re-gearing leases mid-term or at lease break option points.

Landlords typically open negotiations with an above-market rent. We independently assess the market, and challenge the landlord's position with comparable evidence.

Our goal is to secure terms as favourable as they would be if the Landlord were hoping to secure a new occupier for the space, so we focus on not only the payable rental figure, but also achieving additional incentive packages too.

What is the difference between leased, managed and serviced offices?

A serviced office is a fully furnished, ready-to-use workspace with maximum flexibility. You can typically move in within days with no setup required, while benefiting from shared amenities and bookable meeting rooms. Pricing is all-inclusive, covering everything from utilities to internet and cleaning. Shorter lease terms are usually available, typically from 6 months onwards.

A managed office provides a private, dedicated workspace that is fully fitted and operated for your business, without shared office space. Like serviced offices, pricing is generally all-inclusive, but with greater privacy and branding control. Managed offices are best suited to medium-term requirements, usually between 1–3 years.

A leased office is a traditional tenancy agreement directly with the landlord. The space is typically delivered as a blank canvas, giving you complete control over fit-out, design, and management. While it requires more involvement and upfront setup, it often delivers the best value for larger occupiers. Lease terms are generally longer, typically ranging from 3–10 years.

Do you have access to off-market properties?

Yes. A significant proportion of the spaces we present to clients are sourced off-market – directly from landlords, operators, relocating tenants and our wider network.

This is one of the most tangible advantages of using a specialist advisor with deep market relationships.

Costs + fees  

Is the initial consultation free?

Yes. An initial consultation with one of our advisors is completely free and comes with no obligation.

Our sessions are designed to provide valuable market insight and help you better understand the options available to you.

They also offer an excellent opportunity to ask any questions you may have about commercial property.

How are you paid – is there a cost to the tenant?

Yes, our fees are paid by the tenant.

This is because the tenant is our client, and we work exclusively on their behalf to represent their best interests. For that reason, it would not be appropriate for us to receive payment from another party.

We do not act for the landlord, so the landlord does not pay our fees.

Our fees are always agreed upfront before any work begins.

RICS (Royal Institution of Chartered Surveyors) regulation means we operate under a strict professional code of conduct, maintain professional indemnity insurance, and are subject to independent oversight.
