See all FAQsHow are you paid – do you charge the tenant?
We charge a transparent success fee to the tenant on completion of a deal, agreed upfront before we start work. We don't receive any payment from landlords or operators, which means our advice is entirely independent and focused on getting you the best possible outcome.
How long does the process take from brief to move-in?
It depends on the type of space. For serviced and managed offices, most clients are in within 4–10 weeks of briefing us. For a leased office, allow 3–6 months to account for legal completion. If you're working to a tight deadline, let us know early – we can prioritise speed when it matters.
What's the difference between managed and leased?
A leased office is a direct agreement with the landlord – you take full control of the space, typically for 3–10 years. A managed office is run by a third-party operator who handles everything from fit-out to facilities, with all-inclusive pricing and shorter commitments, usually 1–3 years. We'll help you work out which model makes most sense for your business.
Can you help with lease renewals?
Yes – lease renewals are one of the most common ways clients come to us. When a renewal is approaching, landlords will often table an above-market rent as an opening position. We assess current market conditions independently, build a case using comparable evidence, and negotiate a renewal that reflects what the space is actually worth.
