Securing the off-market
Quinbrook Infrastructure Partners is a specialist investment manager focused on low-carbon and renewable energy infrastructure. When they came to us looking for a new London base, the West End market was proving competitive, quality fitted space was scarce, and anything good attracted multiple interest the moment it appeared.
The Challenge
Quinbrook needed a space that matched the calibre of the business; well-located, beautifully finished, and ready to occupy. In a market where the best properties were being contested the moment they came to market, finding something of genuine quality meant the conventional search process wasn't going to be enough. Speed and network mattered as much as judgement.
Our Approach
24 Savile Row came to our attention before it had been formally introduced to the market. Through our network, we knew about the opportunity in advance and Quinbrook were first through the door. The space was immaculate, with a high-quality fit-out left by the previous tenant and an address that needed no introduction. But being first through the door didn't mean the deal was straightforward. Despite the property being off-market, competitive bidding still emerged, and securing the property required strategising and focused negotiations.
The Solution
We placed 24 Savile Row under offer for Quinbrook; a self-contained, fitted office on one of London's most prestigious addresses, secured ahead of the open market and against competing interest.
The Outcome
In a market that had very little to offer at that level, Quinbrook got exactly what they were looking for. The difference was knowing about it first and knowing what to do with that advantage.
